When Listing a Home - Pay Attention to the Details

When you take a new listing, that Seller is relying on you to market their property properly and accurately.     Taking photos with your cell phone is not doing the property justice, some are so dark you cannot even tell what room it is.    Invest in your business, and have GREAT photos if you plan to be a listing agent. 

 

 

When you are at the home, be sure to make notes!    I have had clients looking for a loft, and added a home to showings (just in case) that did not list (or photograph) a loft, only to find one.    Did that listing agent miss out on a few sales?     How about not listing a pantry?   Sometimes kitchens may not have enough cabinets for a buyer, but would a pantry have made a difference?     One home had a dual staircase in a higher-end price range, and again, no photos and no mention, but was gorgeous when we went to see it.   What if buyers pass it up, due to the lack of information in MLS?

 

It is wise to make these notes, as I also use all this data when I meet with the appraisal, when and what updates were done.

 

I prefer to have all the details of the particular property in MLS, that way if a room size does not work for a buyer, they won't track up the floors for a needless showing.   And, having the features all listed, you won't miss out on a buyer that would be perfect.   It is amazing how many do not list WHERE the laundry room is.   One of my buyers said they HAD to have the laundry room on the 2nd floor with the bedrooms, and did not want to see any that did not.   I had to call the listing agents to find out.

 

Without having all the appropriate details, how do you know how many buyers passed on your listing, and they were prepared to pay cash, over list price, etc.
