3324 North Knoll Dr, Los Angeles, CA 90068 SOLD! Some transactions are easier than others. Now with that said this one was NOT one of the easier ones.
I received a call from a friend who is a very successful Realtor in the 90068 zip code. She was very gracious and asked me to represent the seller in a vacant lot, because she knew I could sell it after all I am the Land Man…
I immediately reached out to the sellers and the conversation began, in the mean time I reached out to the Title Company to provide me with the Preliminary Title Report. Before I even received the Prilinary Title Report, I had the listing agreement signed. Shortly after the marketing began, I received an offer from a well-respected Realtor who has become my competitor in the Land Sales in the Greater Los Angeles area in the past fifteen years. Just to give you an idea we have done a few transactions over the years. Just as well, we have crossed each other’s paths in getting or losing a listing to each other. Often, we follow each other, if he did not sell one of the lots or if I did not sell one of the lots yes you guessed it, we end up replacing each other… Ironically, we end up bringing the buyer to the same vacant lot to each other and we have a good laugh about it. We have great respect for each other and would never make the other look bad or bad mouth the other in the listing presentations, because we know we will be facing each other when it is time to sell it.
So, with that preamble, he bought the buyer in a few days after I listed the land…. As we were negotiating the offer, shortly after it we had acceptance. Finally, after acceptance, I received the Preliminary Title Report. Needless to say, I almost fell out of my chair. There were five Judgements to the tune of double the amount of what the agreed purchase price was.
Now the real work began. I am so grateful that it was the “other land guy” on the other side of this transaction. A 30-45-day Escrow became a 60 day escrow with a Land Loan to boot.
The attorney who negotiated the Judgements was fantastic as well. He managed to get all five of them reduced within the time line. Truly amazing and on top he did not do the easy solution by trying to squeeze the Brokers who worked so hard to keep the deal together. We did not have to cut our commissions to make the deal work. The Seller was gracious as well, he did not hold his hand out to squeeze a few more dollars for himself. He appreciated, that there were two professionals on both side of the transaction.
Interestingly his Daughter was a Realtor too and she stayed in the background and did not posture or become part of the problem.
A tough transaction with happy buyer and happy seller. One cannot ask for more! Then the day before closing there were some last minute drama between the Title Company and the Lender, needless to say it got resolved, but the Closing was delayed by a day and if it would have been delayed by two days then the entire deal would have fallen apart, because there was a deadline by one of the Judgements to have it close NLT than May 18th, 2018.
This was truly a Team Effort, Escrow, Title, Buyer’s Team and Seller’s Team!
No problem is too difficult if you have a team that works together for the same objective making the buyer and seller have a successful closing.
