The Average Length of Time for a Sacramento Listing

Real Estate Agent with Lyon Real Estate BRE #00697006

Let's see a show of hands. How many real estate agents listed short sales prior to 2012? And how many of those short sale listings sold and closed within 6 months? OK, now you can peel yourselves up off the floor and stop laughing. Hey, I wasn't the one who sold buyers hope. Nope, that was the California Association of Realtors with its short sale addendum contract default period of 90 days. My listings for a short sale were always 360 days. But I digress.

The average length of time for a Sacramento listing doesn't really matter. What matters is whether the listing agent is willing to cancel the listing at any point in its duration if the seller is unhappy for any reason. Including, how many times your real estate agent is willing to sell that home yet get paid once.

I'm raising my hand high, but you knew that.

Stuff happens and you are so experienced in the way of Sacramento real estate that you know it.  You don't blow sunshine up a seller's back side.  Nope.  You let them know the potential pitfalls and how you will handle them.

Elizabeth- and this is why sellers (and buyers) need to work with an agent who knows the area and knows what they're doing.

Elizabeth, definitely did not sell short sales.  Sold TWO, one closed, one did not, so I stopped at a 50% ratio.   Hated that, not my niche.

Short sales can really try an agent's patience. They are not my cup of tea, but I have sold a few distressed properties that have been updated by the bank.
