What do you say to a Home Seller who wont let Buyer agents in his home

That is right, a FSBO seller had said NO BUYER AGENTS. No way, no how, they are just not welcome. The home has been for sale for a good period of time as the seller tries to sell this Manchester NH area home on their own? 

 

More often a For Sale By Owner seller wants to save money, so they try to list and sell their own home. At first they did allow buyer agents to bring their buyers but they felt taken advantage of. There was a variety of low offers. Offers asking the seller to pay the buyers closing costs and loaded with contingencies. 

 

Lucky for me the seller did not hate Listing Agents too and invited me over. First I viewed the home and then got down to values. The value of the home AND the value of a listing agent taking care of every aspect of the listing and sale for this worn out seller. He loved the values He was understanding the value of a listing agent but still proclaimed, no buyer agents, I can see his point as the buyer agent works for the buyer. He feels buyer agents are to get him. They are, but that is why a Listing Agent takes emotion out of selling and works for the sellers side to get the best deal for the seller. He looked at it like a war. One battle a time i was able to go over how the buyer agent attacked, and what we would do to counter it. He Loved it!!! 

 

The seller was intrigued and was smiling. Before we can go to war selling his home, he needs to get some things in shape. Some de-cluttering, fixing some torn screens, replacing the smoke detectors with a smoke/co2 combo and variety of small chores. 

 

In summary, the seller was mislead by an Internet full of bad ideas. His emotion lead him astray.  Using emotion and a will and want to sell is working in my favor to list and soon sell this nice home. Communicating how the selling process really works makes a difference. Being there with the seller through each step of the selling process makes me stand out and that is what the seller wanted. 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Not sure how you could expect to place this listing in the mls?  You would have to hold it as a pocket listing is allowed by your State. This seller needs to understand how the  business works. Good luck!

He understood how it worked by the time our meeting was done. He still sees it as an us against them, but will allow them Sandy Padula and Norm Padula, JD, GRI , just does not like them

I am remembering a time back in the 1990s, when we had "buyers' who loved these kinds of FSBOs.  There was a rash of them who came in and swooped up properties sold this way, and then immediately began suing for fraud, based on what the seller hadn't disclosed.

Hi Scott, I tell sellers that a good agent is worth more than we charge, but a bad one, or none at all can cost way more than any commission.  Glad your seller has seen the light.
