1 Speaking skills. If you don’t have them, what is missing is confidence, what will improve that in the least amount of time for the least amount of money is Toastmasters.

Don’t believe me, don’t know what Toastmasters is, call me now 602 570 2442.               For more than 12 years I have been a member of multiple clubs.

2 Knowledge. Having knowledge about real estate, terms, negotiating, experience and much more may hurt you in the beginning, study at least one hour or more every day, read, anything to take the place of the television.

Find the most productive agents in your area, write down 10 questions, call five and you will get four to go to lunch with you.

If you can’t call your competitors, and meet with them, how do you expect to meet with buyers or sellers and know what to say and how to say it.

Most importantly ASK QUESTIONS! And Shut up.

3 Confidence. The best way to acquire confidence, is becoming involved in the process, working at the process daily!

I have met people who have had a license 20 year and sold about 20 homes!

If that is all you are after, why not find something more interesting to you, and go do it.

You sit down to eat a meal, you don’t eat half of the food and get up and leave? This time is just like that time. Go at it full fledge.

4 Select multiple area to focus on. It is different from what it was 35 years ago. I took geographical farming and that is all I did, along with the referrals from people who knew me.

Today is DIFFERENT. Select at least three venues and five will be better initially.

Here are a few examples: Expired listings, For Sale by Owners, Social Media, People who know you from clubs, church and other organizations, Open Houses, Door knocking around Open Houses prior to holding one, Mail two hand written notes five days a week, Divorces, Deaths, everyone who knows you, and around a just listed or just sold.

You don’t have a listing to hold open? CALL on agents within your company and ask to hold their listing open.

I can call three agents with vacant listings and have one to hold open in less than seven minutes. KNOW WHAT TO SAY AND HOW TO SAY IT TO THEM. Call me.
