Second Homes in Phoenix

A while back I decided it was time to review my database, to clean it up a bit.  Scouring the database, I could easily see names that needed to be edited as they’d moved out of state, gotten married, had babies, or gotten a divorce!  Databases are indeed gold mines and sometimes second home buyers' needs change.

 

Scouring names and dissecting which person needed to go in what group, I happened upon a name of a former client.  They had purchased their second home in the North Phoenix area eight years ago.  They had been referred to me by a former neighbor.  They were sisters from Ohio. 

  

This couple were very nice and we had a good time during the process of helping them purchase their second home. So I was surprised when all of a sudden they stopped responding.  I wasn’t sure why, but figured they had moved on somehow.   Figuring it might be time to remove them, I hit the delete button. 

 

Not so fast!!  Unbelievably, they contacted me a week ago and we are now moving them up to a larger second home, on a much larger lot.  We are under contract on a larger home and the exiting home will be listed later this month.  These clients decided they wanted a larger lot, views and more room for additional company.   

 

Assuming these clients still had the same needs 8 years later was a mistake on my part.  People change and needs change.  Staying in touch provides them with the best service possible! 

 

Lesson learned.  Never remove a client from a database just because they don’t reply to emails.  Heck, maybe the emails went into spam or they accidentally deleted them.   Whatever reason, I won’t be hitting the delete button so fast the next time!

 

Times change, people change, and circumstances happen forcing housing changes.  I’ve now listed their second home and they’ve purchased yet another second home so buying before they sold.  You just never know what people are thinking.

Jan, I do a Christmas Card list aka Holiday  Card list every year, hand written and mailed out to their home, the only ones I remove that come back address un-known and then I check through the public records if they moved or not... Endre

So true Debbie Reynolds !  And come through they have.  We are now under contract on their listing.  Two sales totalling about $1 million.  You just never know!

Wonderful story and lesson, Jan! I have cleaned out my database before and realized that some people dream big and buy much later, based on many different circumstances. So, like you, I keep them ALL now!

Good for you Debe Maxwell, CRS !  It pays to hang onto folks.  It's funny when they don't return calls, texts, etc.  They might still be thinking of you, just didn't return the call.  Happens a lot.  It's the effort that counts and you've figured that out!

Great post Jan Green I also send annual Christmas cards and then search for the ones that get returned to me.   This is a good way to keep your data base up to date.

Jan, I always make it a point to look at my database every few months because every time after I do someone calls. It's amazing! You're right, just because they don't response doesn't mean we won't hear from them again.
