Hire a professional -before- selling or buying.

 

I get a FSBO phone call, asking if the disclosure forms for a land lot sale are the same as the disclosures for a residential sale. Had the seller hired a real estate agent, that question would be totally unnecessary.

 

It is interesting that some home owners and land owners are all gung-ho to sell their property without having representation. The first thing they do, however, is call a professional to ask questions when stumped.

 

Shoulda, woulda, coulda!

 

It’d be silly to consider doing my own taxes due to a sheer lack of knowledge, so handing them over to a CPA to do them correctly is the right thing to do. That way, I avoid the 'trouble ahead' scenario altogether. 

 

People think they can save money by using some national sites to obtain market values. Those forums lack local insights and contain erroneous information, leading to potential appraisal problems and so on.

 

Why would anyone trust their greatest assets to that? The seller’s frustration was palpable and I could not help unless an agreement was made to allow me to fully represent her in the sale of the land in writing.

Those national sites are a joke.  I WISH my home was worth what they say.  I'd be laughed out of town if I tried to sell my house for what they say it's worth.

Exactly Will Hamm. You and I both know that one question will suddenly turn into another question and then more phone calls, then more questions. I refuse to help those who do not see the value in being properly represented but expect me to advise them!

Believe me, I do understand what you are saying Carol Williams. Once explained, clients understand that relying on their data to buy or sell is like getting a quarter size hole in your pocket and expecting the dimes, nickels and pennies to not fall out!

I did buy without an agent and it cost me a lot of money plus time that cannot be regained. Lesson learned James Dray
