There's a bit more to a referral than just giving a name and phone number:
If you refer business to other agents ....make the call or send the email to the first agent who responds to your request...you can stop reading this post now...it's not for you. IF you are the agent who puts thought into who you refer...who follows thru and interviews more than one agent, please continue.
We are referred AND referring agents...and appreciate that agents we refer TO and WITH communicate with us. There are many scenarios that can play out during this long distance process...and we prefer the open, honest and thorough method of communication.
First there is the...."Do you work in X area and could work with X" kind of referral that comes to us. Working in eight counties: Kenosha, Racine, Walworth, Waukesha, Milwaukee, Ozaukee, Washington and Jefferson...the answer is often YES..but when it is a kind of property....i.e. a farm that we do not handle, we suggest another agent. If as it often is, it is the kind of property we would list or Buyer we would work with, we relate our background to the needs of the potential Seller or Buyer and let the agent decide if we are a fit for the person they are referring. We let them know if it is a Seller, we may not be the "highest bidder"...we list to sell not to sit. If the conversation continues with..."they have to have..." we are most probably not the right agents. Or...if the property has been listed before..starting where they left off...at a price the market would not accept..probably not a good way to begin and one we would not opt to take as a referral.
Communication is everything in every transaction. Being honest is another ... it should go without saying, as the referring agent...but not always the case. If the referred client doesn't feel the referred agent is a fit...tell them...thank them for their time and move on and learn more about what IS the right fit. The "misfit" may have been the price...or suggested changes to the property...while another agent may not suggest any changes and be a more "harmonious fit" which may sometimes matter to the bottom line received by a referred seller. Burning bridges is never a good idea...and not being honest may well kindle that kind of reaction...who knows the next time that agent may be a great fit !
As the referring agent be sure all your paperwork is given to the agent...the form with agreed percentage and W-9 so the payment can be made smoothly upon closing.
We appreciate and enjoy referrals ...both giving and getting them in southeastern Wisconsin...open, honest communication and satisfied buyers new to the area or leaving the area for a new location, making the transition as easy as possible is important.
