LOL... NEXT - I don't even pay attention. Most people get into a FSBO and find that they aren't capable of pulling off the back end paperwork. Good Grief.

I had a friend who I brought in as a new agent. He closed one deal. Let his license lapse. A few years later he decides he's moving out of state. I go to his house on a pre-listing appointment. I tell him upfront, "I'll take the listing at 1%" since you're a friend. Spent a good deal of time with him, then he ends up listing it with a discount brokerage - flat fee. The buy side is 2%. So he's pestering me to bring by all my buyers... Yeah, NO. With everything else out there at 2.5% and up I'll save myself the drama. Not sure if he ended up selling, or what he sold it for. But I can guarantee you it was a lot less than if he had done it the right way.
