When gathering comparables for a property listing appointment, Realtor's look on the local Multiple Listing Service for accurate information, forgoing some unreliable national sites that only hold a fraction of pertinent figures and facts.

  

We have responsibilities to our clients to be knowledgeable about the local market in which we reside, to convey accurate details from reliable sources. This is another reason why having a pulse on your selling area is so important.

 

Typically, you may get one opportunity to impress home owners with up-to-date, true data. They expect real estate professionals to be above their knowledge base regarding:

  • sales statistics
  • marketability of their home
  • time-frames / deadlines
  • local neighborhood stats
  • changes in community guidelines

 

An agent must show up with more than an elevated expectation. A successful appointment means getting the listing. Home owners want to know about the list-to-sell ratios, market trends and statistics but most of all, how to get their home sold quick!

 

Being community-minded better serves clients in the local market, so does being prepared for questions with a marketing and advertising plan that will WOW! them. Most of all, making a sincere effort listen to their wants and needs first, shows care.

I think sellers increasingly are more savvy about the market and expect us to be able to educate and guide them, even without coming right out and saying so. Knowing the market well is key.

By the time we get the call the potential client already knows the market.  Our duty is to know just a tad bit more. I suspect if we don't, they will move onto an agent who does.

I have concluded that people care less about how much of the alphabet I have after my name, but do want to know if I am able to provide them with information about the market. 

The market is what affects their buying or selling and that is what they need most.

And after all that preparation and research, I expect the prospective client to listen to what I am saying and presenting.  Just today I had a seller say to me "my neighbor says the house is priced too low and he worked in real estate in Boston'.  I wanted to scream back--and does he work this market every day ?  Where is his data? What makes him think that? What comps is he using?"  UGH.

Oh, I can relate Mary Hutchison, SRES, ABR. An electrician told my clients that I should have a non-stop parade of buyers coming through the listing! Giving and getting respect goes both ways in this industry.
