You Got a Referral...What are YOUR Responsibilities ?

      We get and give referrrals...and when we are fortunate enough to be chosen to receive a referral...we take this as very serious business....and YES...communication FROM us we believe is as important as that TO us !   I can't say that is Referralalways the case with referrals we have made despite the interview process...or how well you think you may know the agent in another area...their priorities are not ours ....and while we don't feel it is is our job to remind them to communicate...we DO ! 

   What are our duties as a referred Agent ?  Many we think !  First...yes...we let the referrer know we have made contact with the party and when we expect to meet or talk further. If it is Buyer...we give them a list of  our preferred lenders. We interview the Buyer as they do us...what are they looking for in an agent ? Where are they coming from and what are they expecting in terms of housing here ?  What is important to them....distance traveled to work, the school system, the size of the yard, the layout or style of the house.  Sometimes not all the boxes can be checked...or the kind of housing they came from is not what they are likely to find here.  The taxes they paid in Check the boxestheir state are not the same as they are here...mass transit may or may not be available to their new workplace.  Lots of different considerations for different buyers from different areas and with various wants, needs and budgets.

   We let the referring agent know that the Buyer(s) have been prequalified and we have taken them "touring"...periodic updates if needed and when an offer is accepted, let them know when the inspection is and anticipated closing date as well as the price agreed to in the offer to purchase. 

    For Sellers, we work with them on putting their best house forward which means an inside/ out examination of the house... things we see from tiny bit of peeling paint on the trim to the foundation wall that may be out of plumb...and have these items evaluated before the property goes on the market.  Let the Seller know that while they control the don't want to turn away anxious buyers...timing the listing is crucial to success.  These days with "Thinventory" abounding EVERYWHERE you want to have the property in the best condition to meet the throngs of buyers for your well kept home.

     We tell the agent who has referred us what is being done and  when we expect the house to he listed...AND send them a link to the listing in MLS.   We also let the agent know what other kinds of marketing is being done for the home. When we get an offer, we let the agent know of the offer, the inspection and closing.

       Amazingly, sometimes the referring agent is only interested in the commission...and pays little attention to our updtes..other times we do get nods of appreciation for our efforts.

    It's about communication....and professionalism....and what we see as our responsibility to agents who have referrred business to us.

Great post and list of what is expected for a successful referral.

Weekly communication is key when referring clients, otherwise we wonder if they are being serviced and if that client is happy about the referral.
