This week, we direct our focus to listing videos.
First of all, we like to use interactive 3D tours, aerial videos, and slide-shows as visual marketing pieces for listings, with the addition of a lifestyle video to highlight the “feel of the property.” The effort is to attract the right buyer through emotional connections. As real estate agents, we're actually selling a lifestyle - with a house attached to it.
While we have nothing against those slick sexy videos used in LA, New York, and other metropolitan areas, we think the style of your listing videos should match the personality of the property, the vibe of the marketplace, and your brand. After all, the purpose of agent-produced videos is to help you build connections with potential clients.
A lifestyle listing video, like most good videos, should tell a story - through a collection of video, still images, captions, a voice-over, or a combo voice-over and on-camera dialog. The goal is to help the viewer imagine how it would actually feel to live in the property, but to leave them wanting more. Since so few agents do this well, if at all, you can start winning listing presentations with this added benefit for sellers.
Here are a few videos to show you what we mean by featuring the lifestyle of the property and telling a story. Plus, since authenticity is huge in our book, I (Debb) chose examples of agents who stay true to themselves, their brand, and their marketplace. Yet, their styles are all very different.
The first one from Charlie Dresen - Steamboats My Home. You know I'm a big fan of Charlie's work. This Top 10 Reasons is such clever way to feature the lifestyle of a property. This video hits a home-run on all marks and leaves me wanting more.
And no surprise, this is from one of my other favorite videographers in the Rain, Andrew Mooers | 207.532.6573 - he is the Maine man. My favorite videos are when he incorporates the use of natural sound. This one brings a smile when I hear the water lapping against the shoreline.
Mike & Cindy Jones are also Active Rain members and I have recently subscribed to their YouTube Channel. They sell homes in Jacksonville, Florida and do a great job of selling their Florida lifestyles. I can almost feel the sunshine in Mike's introduction.
