In a tough market, we need to pull out all the stops and use every method of marketing to find listings. Listings are what keep the market moving and money in your pocket. How can we find listings without spending money?
Providing Open House events is my answer. Open houses result in many positive business outcomes. On occasion, one will find the right buyer for that house, but that’s only on occasion!
Think about this. Before a homeowner calls an agent for a Free Market Analysis, that homeowner will wander through open house events to see how other homes are priced. They notice amenities and size to compare with their own home.
They may be starting their search for what they’ll be buying when they do sell their home. Price range won’t matter because they all start home searches with new construction. Everyone wants to know what new homes have to offer, just in case they can afford one.
Homeowners will visit open house events for an unannounced evaluation of job performance of the hosting agent. Not everyone who visits an open house is a legitimate buyer for that home, but that doesn’t mean there are no other motives for attending. When you receive the phone call the next morning asking for a Free Market Analysis and the caller tells you they were at your open house, you know you made a score.
All of those examples are good reasons for having conversations with those who visit an open house event. Not all will be honest with you, but they’ll be interviewing you and watching you as you “perform” as a hosting agent representing that homeowner or builder.
Remember, it’s always showtime in the real estate business. There are NO dress rehearsals.
When your business needs a boost, provide an open house event. All methods of marketing, including open house events, have the potential to produce new business. The key is to be energized enough to utilize them. It takes energy, attitude and the willingness to participate!!
You may not make a score at every one of them, but the first time you find a new listing from one, you’ll be a believer, and you’ll never miss one again. That would be a prime example of missing a major opportunity; and in this extreme sellers’ market, there is no room for a miss!!!!
