What slow real estate market? It's raining homes: closings, contracts, listings, and appointments out our way!

Whew! It has been a whale of a week! Maybe it's just because we're trying to get out of town to attend our daughter's college graduation this weekend, but Brian and I are suddenly in one of the busiest real estate markets we've seen on over 20 years (each!) in the business!

Raining Real Estate Business in AlbuquerqueI've gotten a bit behind in my blogging because of this. As I sit here trying to catch up on posting something to my poor little blog, I am in the midst of a day that goes as follows:

  • We're currently in the middle of negotiating one offer
  • We just reached agreement a couple of hours ago on a two other purchase contracts we've spent the last two days negotiating
  • A fourth home sale just reached agreement day before yesterday
  • We just put a bunch of time into negotiations on two other offers this week that seem to have fallen apart, but
  • Brian's closing on another home for some great buyers as I sit here writing this post, and
  • We've taken two beautiful new listings this week, and just finished another listing appointment
  • We've got an inspection appointment tonight for a home sale that was just agreed on two days ago & will close in 2 weeks time, and I'm also busy arranging a final inspection on a property closing next Wednesday!
  • So many of these contracts are closing with really short escrows that May will be a banner month for closings

Lest you think this is bragging about what wonderful agents we are, I hasten to point out that in April, for instance, we had no closings whatsoever, and so were among those "Chicken Little" agents who wondered if the sky was falling in on real estate!

We were never quite this busy in one little old week even in the midst of the "boom" market of 2005 and 2006! Maybe Albuquerque's real estate market is picking up everyone, for all our NM sellers... Or maybe it is just that somebody somewhere knows that we're trying to go watch daughter Liz pick up those (expensive) college degrees of hers and wants to make it a real challenge to get away! 

Do you think it would it would always rain home sales and listings if we could just persuade a family member to graduate every day?

It's nice to hear that this is happening elsewhere. Maybe that much ballyhooed "real estate bubble" could start expanding again!

Laura, it never fails: go on vacation and you'll be busy! I went to my daughter's graduation last weekend, and had a lot of new contacts. I spent a week in Mexico, same thing, three new buyers contact me. Glad things have picked up for you!

Sounds like there are a number of folks responding here whose business is going gangbusters-- so how much of the "slow market" is hype? Or is it maybe that a lot of the part-timer, "wannabe" agents who did a listing or sale a year have gotten out of the market, leaving more transactions available for the experienced full-timers?

Laura, I second your above quote.  Recently, I worked 93 hours in one week.  My last three listings have sold in 5 days with multiple offers and two of the last four homes my buyers have offered on have had multiple offers.

Great observation, Laura. It's not raining money for buyers like it was between 2000 and 2006. However, the good news is that spring has sprung and the time to shop for a home has begun. Great post, Laura. By the way, I flew to Albuquerque a few years ago to see the Rolling Stones play, and then to Roswell to film a documentary about the flying saucer incident. Have a great weekend and congratulations on your daughters graduation. I'm sure your very proud of her.

Hi Laura,

It's great to hear your business is booming.  Tracy and I have never been busier as well.  I think we have 11 closing scheduled in the next month (yikes). It does seem that the realtors that are doing well in this slow time are the ones like and us that have done a good job with their Internet presence.  We continue to get lots buyer inquiries, so no one can say there are no buyers out there.

Anyway, I just wanted to wish you and Brian well, hopefully one of these days we can do a deal together.

I had a week like that in late April... 6 new escrows and a listing.  Would have been nice to spread it out a little.  Things naturally slow down as the temps raise in Sun City Grand, AZ and once most of the snowbirds have left.

But now I have a steady stream of serious buyers rolling through, about one a week.   Phew!  That's easier to handle.

Great piece.   I really enjoyed your take on your market.  In AZ we are seeing a little increase in transaction volume.  Nothing like you are seeing but I hope you can lead a trend.

I'm really flattered at your request for my outside blog, but, unfortunately, I don't have one at this point. I've been too busy to even keep up with my Activerain blog properly for the past couple of months. Creating an outside blog is definitely on my "to do" list, but it's pretty far down the list, behind the "negotiate this offer, handle these inspections, write that offer, meet all my ad deadlines, etc., etc." Hold that thought, though-- it'll happen one of these days!
