The other day I did an inspection on a house that was only two years old. I like those... they usually have very little to no issues. And, that was the case here too! I was starting to wonder if I was going to find anything! That is, until I got into the attic areas.
There were two attic areas, one was a small area just above the master bedroom and bathroom, and the other was on the second story. So everything was under the second story roof but the master and bathroom. Well, the upstairs attic areas was fine, looked good, blown in cellulose that calculated out to be R30. Good!
The first story attic area access was in the master bedroom walk in closet. So, going up there I found... nothing! Yep, no insulation at all! So, this house was two years old, obviously they didn't get a new construction inspection, right? Yet another reason why you should!
They must have noticed it was a tad warmer in the summer and a tad colder in the winter than the rest of the house. Or so one would think. Maybe that's even why they were selling the house? It was vacant, maybe they had enough?! This was a reputable nationwide builder, I would think that they will make good on that one... pretty obvious right? Well, maybe not to some... like the building superintendant. Ahhh, you gotta love quality control.
