Short Sale Success....Avoid Foreclosure
Short Sale closed in less than 90 days from time of contract to the day of closing. US Bank was the lender with two loans and a foreclosure scheduled on December 30th...with the seller referred to me by a past client just before Thanksgiving. First got the foreclosure sale postponed, restored hope, and then treated the client..to a successful conclusion. First Aid Treatment to combat a foreclosure.
Each short sale situation is unique. Sometimes there are different lenders involved, a credit card debt, a truck loan, multiple attorneys, a home equity line of credit, etc. The property can be a primary residence or an investment property like a duplex. A short sale can involve Fannie Mae, HUD, Freddie Mac, the VA or a private investment firm. One thing is for sure...you got to have a person, a real estate agent/professional that knows how to navigate the short sale puzzle and more importantly a professional that has the persuasive communication skills to put a property owner in a position to win.
Am I a miracle worker? The answer is no! I have had short sales approved by the lender in 5 days and others that have taken a year while most are in that 90 day range.
Now given enough time the probability of avoiding a foreclosure is great. Waiting to contact a professional is not in your best interest. Seeking advice from someone, even other real estate agents, those without the training and knowledge of completing a short sale is a road to avoid. Seek the advice of a professional. Talk to a real estate attorney that has dealt with short sales. Seek counsel from a certified public accountant. By all means you must take action...while you still have some say to the outcome of your situation.
The bottom line from my perspective is for you to never give up and to expect a successful outcome. You see I am filled with Hope, Faith, Action, Desire, Belief and an Expectation of Abundance and Success.
