With such a buoyant homes market right now, you might be forgiven for thinking that selling property is pretty much plain sailing these days.

While there's no question that buyers are practically waiting in line for the right home, given the low cost of home loans and the present low levels of available inventory in our area, you still need to pay meticulous attention to details to maximize your return on the sale.

Now we're at the height of summer, here are a few suggestions of things you can do that buyers will especially appreciate at this time:

Air conditioning - If your air con is not working as well as it should, given how hot it is right now means that home viewers will become immediately aware of any cooling inefficiencies. It makes complete sense to get the whole system serviced so that potential buyers are as comfortable as possible. This helps to put them in the right mindset to make you a good offer.

Keep your viewers cool - As any viewing of the home will take your guests outside, they are still going to feel hot even if your air con is working as it should. Therefore why not arrange with your agent to have a nice pitcher of, say, lemonade available. This is great hospitality, making buyers feel welcome, and helps them to keep cool heads as they assess your property.

Swimming pools - Even if you're not using it at the moment, your swimming pool needs to be properly maintained and cleaned and fully functional. This can be a huge selling point, particularly in the warmest months. A scruffy looking pool with dirty water can be massively counterproductive. Statistics suggest that the vast majority of buyers won't be able to see beyond the condition of the home and imagine how it could be once they've moved in.

Don't just stage your home indoors - Summer is such a great time to create a fantastic impression with the exterior of your home. Of course, the normal comments about curb appeal and first impressions on arrival are universal, but never forget that you have an opportunity to sell features at this time of year that would be less obvious in the depths of fall and winter. We've already mentioned swimming pools, but you should make every effort to landscape plants and flowers to their very best effect. Don't leave your garden furniture in the garage - arrange it in the most attractive way outside, so that your viewers can envisage the entertaining possibilities in your yard. Awnings should also be fully functional and any features like built in barbecues should be in tip top shape as well. Any unsightly paintwork should also be addressed of course.

Let the music play - Outdoor wireless speakers can be a super, and not hugely expensive, investment at this time of year. Naturally the choice of music is vital, but setting a calm and peaceful sonic environment with suitable music streaming from your phone or other device can really add something special and a little bit original.   

Use great night lighting - Not everyone is available to view your home during the day, including some of the best qualified buyers, so careful use of external night lighting helps to leave a favorable impression with your later viewers.

The home buyers believe they know absolulety what they want and won't be satisfied until they find it. Some buyers spend years searching for the perfect home and never buy.Last month my friend also bought a house in mid-summer of Florida. Before buying a house he visited to an attorney in florida.
