Start fault finding now - It's often said that buyers who see one problem with a home will assume that there are 10 more hidden somewhere. Buyers will want to try everything and it's clearly preferable that there are no surprises in store for them.

Scruffy lawns and exterior untidiness in general are huge turn offs and it becomes a real uphill struggle to win the hearts and minds of buyers once a negative initial impression has set in. Declutter with purpose - Drawing on your own experiences as a buyer, very little is more off putting than viewing a home that is simply crammed full of the current owner's items. Very few buyers can see past the clutter and envisage the home as they would want it to be. It's therefore imperative that you carry out a thorough decluttering exercise. If there's stuff you simply can't bear to part with, resist the temptation to cram it all in the garage or a spare room, because buyers will inevitably see it at some stage during their tour of your home. You'll also be able to show a clean bill of health to all your viewers, who will unquestionably derive a lot of confidence in the integrity of the home. Taking this step also decreases the possibilities of you being forced to accept a reduced offer, due to a fault that becomes apparent during the buyer's inspection.
