Woodbridge Virginia - The Trend is Sellers are Paying Closing Costs!

The stats are in for the late summer into fall closings aroud Woodbridge, Lake Ridge and Dumfries Virginia area and the current trend is sellers are paying closing costs for home buyers!


So if you are thinking about buying a home and you just don't have enough saved yet, your luck has just changed! Inventory is increasing in many price points. Some sellers will drop off the market. However those home that remain on the market are the sellers who are serious sellers.

"When homes linger on the market For Sale ,serious sellers are often more willing to accept and offer or pay  incentives for home buyers!"

Incentives can be:

  • Home Warranty Coverage for one year
  • HOA Dues paid for one year on the buyers behalf
  • Some sellers may offer up closing costs ( we are seeing between $7000 and $10,000 right now!)

Let's face it, if you are thinking about buying a home, it can be expensive.

Peggy James Curious, is the increasing inventory a seasonal market occurrence, or a new market trend? Here in Florida and SoCal, inventories continue to be low.

Sandy Padula and Norm Padula, JD, GRI  in our area it is a newer market trend. We have been quite balanced all summer. However we have crested price points where sellers can sell. We also have a great deal of new home construction that is tempting current homeowners to buy move-up homes.  So they put the homes up for sale,  if they don't sell many will turn into rentals. That said we do have a fair amount of homes Vacant and Ready waiting for home buyers. More than three quarters of the homes settled in September and October their was a seller subsidy.

wow, I havent seen 10k in CC but do agree that sellers are forking over more right now than customarily. Just wondering what home warranties are popular in your area ??

@Michele Connors  2-10 Home Buyers Warranty, AHS Warranty and Old Republic are popular with buyers.

 

$10,000 seems like a lot of money. ( it is!) However her in the Prince William County Virginia area we are between two military bases and within commuting distance to the Pentagon. So we see a lot of relocating buyers and sellers all year long. Our average price point is around $360,000 with. Luxury townhouse cost that much.
