New Home inspection Hobbs New Mexico 88242

Contrary to popular belief by a lot of Realtors in My areas. 

A brand new never lived in home needs to have a home inspection.

There has been a trend of not recommending a home inspection on new homes because most of the Realtors are telling the home buyers,

"You don't need a home inspection because the home has a one year warranty"

In most cases the new home warranty only covers structural defects with the home.

Let the buyer decide.

This time the buyer did make the right call. (just my opinion). When buying any home there should always be a home inspection. New or not.

Home good to go.

Take for example this home that was ready to move into. Or was it? The C of O was already released by the local building department. The home has passed all the local inspections.

Now it's my turn to inspect  home that was deemed "good to go" by everyone. Including Inspectors that had been inspecting the home and found nothing.

This was an example of what I found on the home and I had only been there inspecting for 30 Minutes. The roof needs some attention.

The Roof.

Wrapped power vent on roof.Exposed nails in flashings.

The first picture is A power vent that is still wrapped for shipping. The vent could and would not work if it wanted to by the blockage of the wrappings still on the vents. Both power vents are this way.

The second picture is of the flashing and the exposed nails. All of the flashings including the venting and end ridge caps had exposed holes and nails.

The buyer was at the inspection, following me around except on the roof. As soon as I opened the door to the water heater compartment he knew there was something wrong.

The Water Heater.

He mentioned to me that there should be a pan under the water heater. I told him if the water heater is sitting on a wood structure like a floor or base. Then it is required to have a pan under the water heater in case the heater ever leaked.

No pan under water heater.Short TRV line to exterior.

The water heater should have never passed inspecton without the proper pan and TRV line being within six inches of the ground. The line was at 13 inches.

Do you think I am getting too picky? Or are these issues that need to be addressed before closing?

New homes would have "NOT been inspected for years, they are new".

Even new homes inspected by the local inspector or not, need to be inspected. The local inspector in most cases never look in the attics for example. A quick once over is not a proper inspection.

They should be told the builder offers a warrany. But tell them exactly what the warranty covers. Not much. Peace of mind is well worth the inspection fee.

This is true.

I bet the buyer did not expect anything wrong at all. But the builder "Said they were going to get that stuff taken care of". Just like in my post today.
