Up, Up and away. What not to do. Plumbing blunders.

It's simply amazing some times, well a lot of times when inspecting homes what we inspectors find with the plumbing. 

And they are proud of their work.

I see it and you probably have too. The plumbers will write on the unit like the water heaters and furnaces, when it was installed and by what company. This is a good thing. No doubt on who to call back for the changes or repairs when needed.

Many of these HVAC and plumbing companies think we are out to get them when ever we inspect a home. This is simply not the case, I would like to inspect a home and not find anything at all. Makes my job a lot easier for me and the buyers.

I would venture to guess that about 80-90% of the water heaters and furnaces installed in my areas are not installed properly to IRC code.

Take a look at this water heater that has the TRV line ran upwards and outwards. Water heater.TRV LIne on roof.Nothing like going through the roof with this line.

On the laundry room floor about a foot from the water heater pan is a drain. Unknown of the drain was in working order, but if it was working like it was intended, the TRV line should have been ran to the drain instead of through the roof as with this application.

Calling and citing codes.

There are a lot of issues like this one we find when inspecting homes. The bad part is the companies that did this work needs to make it right. And they get mad at me as the inspector. I really try not to call too many codes when inspecting homes. This can be a hornets nest for all involved when inspecting.

Resolution and recommendations.

Very simple from my point of view. Do the job correctly every time and I would not find these issues and you the plumbers would not be called to come back and re work your work for free.

Jay, I see the two element/thermostat covers so it is electric. There is a big conduit coming into the top also.

I see that too!  Still, there is something on top that looks like a hood and no cable.  That might be the cable beside the pipe.  Hard to "inspect" from that photo!

And I was being a tad, just a tad, facetious.

I see a ton of these through the roofs. Many because a drain is not readily accessible by the furnace and water heaters for the line to go into if ever needed.
