Some times it just may be a small thing. Home inspection Artesia, N.M.

At Desert Sun Home Inspections in Carlsbad New Mexico. It's our job to find issues. Why else would you get a home inspection if you as a buyer or Realty agent not want to know the issues?

The small things can add up.

There are homes that can have issues and I mean a lot of them, then there are homes that have very small issues that could be taken care of with an hour of time and a little effort.

Buyers that have the skills to repair the issues.

I have found that about only 20% of home buyers actually posses the skills to make repairs. This could be minor work like caulking and trim work to a full re roofing job.This is actually a good thing for the seller, the buyers will in most cases say "I can take care of that". They just eliminated most of what was in the report as issues.

Finding the time.

Now that you have closed on the home. As a buyer you want to get moved in after the home has had a good cleaning. But what abut those issues that you wanted to repair your self? Remember the statement at the home inspection when you said"I can take care of that" ?

It is always best to "Take care of that" before you move in. This is when the home is empty and everything is wide open for access. I have found that only about 50% of the buyer repairs that were going to be repaired by the buyers were actually repaired by the buyer. The other 50% of the repairs were never completed. Or were repaired over the first year of home ownership.

When buying a home New construction or a pre owned home.

Always get a home inspection, do your research on what a home inspector offers you as a standard home inspection. Ask a lot of questions about what they inspect, what type of report they will issue when done. Are there going to be pictures in the report and have they ever had any complaints filed against them. Clint, it is always recommended that the new buyer take care of any repairs prior to moving in, especially if they have the know how to get things done. Otherwise they may never get done.

Clint, you nailed it, always get an inspection and secondly take care of any issues as soon as possible, typically they will only get bigger if they are left unattended.

I don't know about your percentages, but things often are never done.  I have inspected houses years after my clients bought it to find the same issues as when I first inspected it!

Clint, In our area the buyers want every almost all the repairs big or small. But you are right if they don't get done at the beginning then they usually won't at all.

Yes they can be. The self proclaimed fix it my self buyer fixes only a little  begore moving in and after they movein they tend not to fix any thing else. Empty home = easier fix.

I learned a very long time ago that calling minor issues raise red flags, not good for the buyer or seller. I explain to buyers I call only repairs that are really needed or are a safety issue. Less confusion that way.

I have seen that too. From small things to "I will replace the roof myself". Then after a case f caulking they call it good just to have it leak a few months later.
