When plumbers fail the inspection.

In many cases of "The plumbers were here and the new plumbing has been installed". "The homes plumbing was upgraded last year".

That was a good thing since the old plumbing was the old galvanized piping and fittings.

The new plumbing is the PEX style plumbing which is a lot better over time than a lot of other products out there. In my opinion nothing beats copper and sweat joints.

There is one small pet peeve I have with plumbers. This is when they re plumb a home. And this home has a crawl space. They hardly ever install a shut off valve under the home at the access where the water supply line comes out of the ground. 

Even though they were there attaching to the copper feed from the city water supply line.

Here is a picture of an example of not installing a shut off for the home.

As you can see this was the area the shut off needed to be installed when the new plumbing was installed. But there was nothing.

Plus this is an open crawl space with venting into the crawl space. This plumbing nees to be wrapped better than it is or is not in the condition it's in.

Pipes needs to be wrapped.  Pipes needs to be wrapped.

In a years  time the insulation that used to be on the lines have degraded to the point it is now worthless. All of the lines under the home need to be wrapped. I would suggest the foam pipe wrap as an option. Less work and lasts a really long time.

This is why you always get a "Full Home Inspection" by a certified inspector. For the peace of mind.

Clint,

Get example showing the need for an inspection. Wrapping pipes is sooooo important and not that expensive to do, especially if the plumber is already there.

Hi Trisha,

When running the lines that's the time. To insulate that is. Why they used a fiberglass wrap is beyond me unless it was a home owner thing at a later date.

In any case the plumber should have done the job right the first time.

Good morning Clint.  Last week I closed on a home.  Friday the buying Realtor called me saying the hot-water heater wasn't working.  I stated well the home was inspected right?  Yes.  Your buyers have a warranty right?  Yes. Then call the inspector not me.  The home is sold and closed nothing I'm going to do about it.  It's always something.

That's pathetic work.  When I find the water main in the crawl I suggest they also put one in a convenient place in the house.  Who wants to crawl under there in the middle of an icy night because a pipe burst!?

Nor should you. It was probably a bad thermal-couple or thermostat that went bad if they didn't shut off the gas. I always check the breakers and the gas first thing. Probably just turned off.

In a lot of ways. The piping was not supported correctly. The insulation was not installed right and no shut off.

Hi jay,

I like to see them at the edge of the home with a 6 inch PVC tube. This way it's easy to cut off the water. The interior shut off for this home was there. But only for the hot water side. Not the cold. As yo can see by the pictures the cold water had been tee'd off and no cut off.

If a line was to break under the home, they would have to get the city to cut the water off. OUCH. By then the place is flooded with three foot of water.
