At this draw inspection in Hobbs New Mexico, the borrower asked me to give her 100% showing in the reports back to the lender that the home was finished.
But the home was not finished. She told me the home would be finished today. It was at Four in the afternoon already and the day was about to be finished.
As I inspected this home for the so called last draw request, there was still a lot of things that needed to get finished.
Here is a shot of the gutters being installed. Only about half of the gutters were installed. That leaves half undone.
I asked if the gutters were going to have rain stops installed to SLOW down the waters speed when it comes off the roof. The installer said they had no plans on installing anything but the gutter system.
I believe this will be an issue in the future for the home owners.
The dead bolts were not installed at last inspection. The home owner said they were being delivered by UPS today. And would be installed. But "They are not installed". This means no 100% for the report.
None of the hardware was completed.
This home is at 95% complete. I wish I could have given them 100%, but things are the way they are.
