We inspect homes for the buyers and the sellers.
There are times when the sellers should have called you for a pre listing inspection.
But then, in my opinion. Most sellers want the buyers to pay for a home inspection and then see what the home inspector comes up with in the report that the buyers may want to get repaired. The most common of all things is the missing smoke detectors and C O detectors.
Although this home did have a smoke detector. It was not properly located and there was only one in the home.
But the inspection turned up plumbing issues that needs to be addressed by the sellers.
Take a look at this area below the kitchen sink.
Maybe the installers of this mess didn't know there are the proper parts to hook up a double sink to the drain line.
Pipe clamps and rubber boots? Oh boy.
By the water heater we have a leak that has been there for some time. The valves had corroded to the point that
they could not be turned at all.
I think replacement is a warranted issue.
And why was the valves like this? A loop back to the water heater? Maybe there was a water softener at one time!
