A little venting anyone? Desert Sun Home inspections Carlsbad New Mexico.

On a recent home inspection in Artesia New Mexico. I found that the venting to the home was not up to par.

The home has gable venting and can venting. But what happens when the gable venting is not actually venting anything?

Even though the can vents were cut out and installed properly. The gable vents were not.

Free air space is what a vent has when being calculated to the homes attic size. Following the codes, These vents actually are very small in relation to the "Free Air space" that they deliver.

I am sure you have already heard about all the right ways and reasons to vent an attic. The main is to keep the moisture out of the attic. The second is the conditioning of the attics air space.

An improperly vented attic can be detrimental to the life of the roofing materials.

When inspecting home you need to inspecting the venting properly.

Take a look at what i found when on this inspection.

Here is what is on the exterior of the home Looks nice doesn't it?

Gable vent on home.

This vent would have helped the venting of the attic. Why go through the motions of the vent install if it's a worthless installation?

Take a look at the vent from the attic looking out to the vent.

Back of vent blocked off.

The back of the vent you can clearly see that the vent only had a couple of holes drilled into the sub structure and not cut out for the free air space as required by the manufacturer of the vent.

Is this a vent? Only from a cosmetic stand point. Is this post a vent. You betcha.

I would not be so nice and say it was a stupid move. They should have installed the vent according to the Manufacturers installation instructions.

I think all they wanted was the vent in. But the vent needs to be operational as well. Drilling a couple of holes makes the vent worthless.

Living in the South, powered attic vent fans were always popular as the heat can really build up. But they would die every couple years due to working so much and changing an attic vent fan is no easy feat in a tall attic. Alas, the ridge vent was invented a few years ago and has become an industry standard. As hot air rises (or technically cold air sinks due to gravity since it is denser) it becomes the most efficient way to allow hot air to exit the attic without risk of moisture or pest invasion and without moving parts.

I always recommend the soffit and ridge venting on homes. The power vent is the next option when wanting an efficient venting of an attic.

Our neighbor came up fuming mad this week.  They had noticed fuzz, dust, lint stuff on all the clothing in the master closet.  They called an inspector to check it out.  The vent had never been connected and yep it was blowing stuff all over everything in the master bath and closet.  They got it fixed at the builders expense of course.

They actually drilled the holes then re sealed them. I guess they thought they were not needed at all. They are and were wrong.
