Quality control lacking. JHA missing. Home inspection in Artesia N.M.

It seems we have seen this before. When the home buyers call Desert Sun home Inspections in Carlsbad, New Mexico, they want and frankly expect a great home inspection.

There are some home inspections that are beyond reason. Was there no quality control on the home build? Where was all the inspections by the local building officials?

There seems to be a lack of inspecting or a lack of enforcement of the codes when it comes to what was found at this home inspection.

Take for example the venting in the attic. The roof cans are meant to allow the flow of air from the soffit venting into the attic then out through the can vents installed high in the roofing.

But what happens when the venting is partially blocked off?

This means you have restricted the air flow.Now the calculated number of vents that were installed for proper air flow is not sufficient for the proper air flow.

Take a look at the less then professional vent install on this home.

Have these builders ever heard of cutting out a vent for installation?

This vent was a little better.

But it was still partially blocked.

This was never noted in the final inspection of the home.My question is why did the builder and the Local inspector not see or over look the issues at hand?

I feel the same way. When doing energy audits I call for the proper venting with notations of the soffit and ridge venting being the best results.

Clint for me, roof venting is a complicated subject.  I see more issues with envelope by-passes creating problems in roof structures than I do with compromised vents.  There are so many factors that can affect venting---house orientation, roof slope, location of vents, wind direction etc.

 Good morning, Clint. I see that the contractors in your area use the blunt nosed saw to cut holes for the vents. What you are describing in your post is quite common for the roofing industry.

So true. This home was new in 2010 and the vents were like this then. I didn't inspect it so I don't know who did if anyone.

So true. But around here the builders install the bare minimum of SQI for the attic venting. Then the obstructed vents are less than the required amount of free air space.

The vents need to be opened up.
