Furnace install, trust but verify inspection. Desert Sun Inspections.

When the sellers of this home was in the process of having the furnace replaced. They called and had a reputable company come in and do the new furnace install.

This should have been the best way to go right?

Just because you think you are using a reputable company doe's not mean that they are going to install a furnace or any other appliance the right way.

Take for instance the furnace install. There seems to be an issue. The home owner thought they had the perfect company and did get a perfect installation.

But when it get's inspected by Desert Sun Inspections. We have an issue with the installation.

Take a look at what I saw when inspecting this furnace.

New furnace installation.Every thing looks to be correct with the new furnace.

But there is no drip leg or what we like to call "Sediment trap" in the gas supply for the furnace. This is required by code. If you look at the water heater that was installed just six months prior, it too is missing the sediment trap.

But wait there was another water heater installed at the same time. This home has one furnace and Two water heaters. Take a look at the second water heater.

Water heater installation.

This water heater has a couple of issues. There is no sediment trap and the cut off is too far back in the closet to have an easy access.

None of the Three appliances that were installed had a

"APPROVED STICKER" this means there was never a permit pulled for the installation of the furnace or the water heaters.

The owner pulled the paper work for the installs and low and behold there was a charge for the permits on the billing sheets.

No wonder the home owner said that the city mechanical inspector was never at the home to inspect anything.

New Home and a used furnace? How old was the furnace. It could have been new old stock. But if it was a used furnace from another home. Then we have issues.

Clint, Just checking on a couple if issues that can't be varified from your pictures.  

1. The floor below the HVAC unit appears to be wood, if so there should be a pan with drain line provided below the unit.  

2. A hinged door is visible on the left of the picture and the back wall of the closet is visible, this appears to be a small enclosed room, has ventilation air been provided to the closet?  There are two gas fired appliances in the same small room each requireing 50 cubic feet of area for each 1,000 btu of rating if no air intake is provided.

Hi Paul,

There is no pan under the furnace. It is an updraft furnace. The air intake comes in from the bottom. The pan is located under the "A" frame. Pump on the side of the furnace as seen in the pictures.

Each unit the furnace and the water heater has a fresh sir supply to them from the exterior of the home.

Size of the room is not needed to be an issue with a fresh air supply from the exterior.

When ever a new furnace, appliance or a water heater is installed. These need to be verified by an independent inspection. One who has no greasing of the palms.
