New Home inspection in Artesia, New Mexico. New Home and the issues.

This is a prime example of why even new homes need a home inspection. This home was built by a very well known reputable builder. With that being said. Even the best of builders homes still need to be inspected for the peace of mind when it comes to spending a lot of money for a new home. This home was built in 2011.

I arrived at the home for the inspection a little early and got started on the exterior of the home.

The Owners of the home were there to let everyone into the home when we arrived.

I really don't care for this because the sellers tend to follow you around and you don't feel you can speak freely when the sellers follow you around.

I was on the exterior of the home when the sellers were following me around. I was taking pictures of the items I always take pictures of. The sellers asked why I was taking a picture of the water faucets. I told them I always take pictures of the faucets. The sellers then told me they had done nothing to the home since they had bought the home, and there should be no issues with the home.

Here is what I saw when I inspected the exterior faucets.

Looks like no big deal right. But the fact is there are Four of these faucets and none of them have an "Anti siphon device" on them. I think they either were removed by the buyer or never installed by the builder.

Not a big deal yet.

I always walk a roof. This time I was on the ground and could see issues from the ground. take a look at what I saw when standing in the yard of the home.

Poor install of boots on electrical mast's.

Here is a close up of the Two electrical mast boots that were so poorly installed they were held in place with only two nails. And not under the shingles. Not the way things were supposed to be. Plus there was a lot of exposed nails on the roofing flashing and ridge cap ends.

On the interior of the home, it was a pretty good interior. I was inspection the kitchen when I ran across this vent for the range Microwave and vent hood in one.

Looks like the incoming pipe was short. They tried to use metal duct tape to attach the piping. But this has failed the test of time.

Remember if the home is new or not. Get a professional  home inspection completed before you purchase the home.

This seller did not get a home inspection when they bought the home. They bought it from the builder for cash.

I agree I really dislike when a seller is present during a home inspection. Good think the buyers hired you to give them a thorough inspection.

This is why even a new home needs a home inspection. Many things wrong and would have been caught by a good inspector when they bought the home. But they paid cash and no inspection.
