Show Some Love! Set the Buyer Apart and Send the Seller a Love Note

Found THE Perfect Home and Fell Head Over Heels in Love With It?

Woo the Seller

Most every housing market indicator has pointed in the direction of an increasingly hot market for sellers, as I mentioned in a previous blog, with historically low mortgage rates, buyers are continuing to flood the market; and with housing inventory still on the low end, buyers need to set themselves apart from their competition.

Selling a home can be a difficult process emotionally. Homeowners created memories in a home they will likely never walk through again; pouring blood, sweat, and probably tears into making their house a home, and likely into getting that home ready to sell. So of course a homeowner will want to know that their labor of love will be appreciated by the next set of dwellers. At least, it was true for my husband and me, when we sold our home a couple of years ago…

The market was still warm, mortgage rates were beginning to fall to historic rates, and we timed our listing to fall on a 3-day weekend. Our amazing Realtor had done some pre-listing showings on the home, and before day 1 of the listing was over, we had 9 offers on the home. Talk about tough decisions – every offer came in strong. But there was one offer that stood out from the rest – a young family had included what seemed like a love letter in their offer. A letter that described their viewing of the home, and how their daughter had picked out her bedroom and had already planned where everything would go. Hello heart-string tugs! Still after weighing all the offers, this really helped with our decision.

Buyer's Love Note

Cristin, agreed!  I love wooing the sellers and fulfilling their desires when it comes to real estate :)

I haven't seen a 'seller' letter in a long time.  Sometimes they can hurt the buyer because it can be a little too much information.  When all else fails, cash is king :-)

I have had actual success more than once by having a letter written, usually by a Mother, expressing love for the house, perfect place to raise my family, you've done such a loving and good job with it ect, ect, ect....mush...but it works.

Great advice Cristin, I wish that buyers and sellers were offered the opportunity to meet and make a human connection, but since agents are generally afraid of all the uncertainties of this type of interaction, we generally attach a letter with our offers that makes somewhat of a human connection and explains how we will respect the property and how secure our financing is, etc.

Sometimes the added human element is all that is needed to tip favor in a successful negotiation.

Thank you everyone - you each absolutely have encouraged me tonight - Christina, Bob, and Peter - there seems to be, especially as of late, that missing "human element" from the events of the past few years, but as Tamara also notes, it's probably best to feel each client and situation out and tailor the offer to best suit the situation.
