The $8,000.00 Tax credit brought truckloads of buyers to the market. Many of our listings sold to buyers that qualified for this incentive, but now that the tax credit has finally expired many home sellers and buyers are left wondering if there are big enough incentives to help a crippled and sluggish housing market. The answer is YES.

I recently did some poking around and was absolutely amazed at what I found. I could write pages and pages about each incentive but I thought It would be productive to just list the links instead. I haven't read all 91 programs, and the fine print of each one. Did you just read the ones in Austin? My mother-in-law closed on her home and received $12,000 from the state of Texas. She ONLY had to pay it back if she sold the home within 5 years.

Great news for Bexar County, Shirley:


Funds are provided as a five year forgivable loan. Maximum loan of $10,000 or 6% of the purchase price, whichever is greater. The amount of the assistance will be based on the actual amount needed to close the loan.

This means the loan may not have to be "paid back"

Greg...that was a LOT of POKING, that is really called RESEARCH.  What a great job you have done for clients in
         Texas.   You should be given loads of kudos for good localism.  You did massive research, now it is up to
        any Buyer to read each that may apply to them in DEPTH.  Hopefully, this will not be a situation of:
        "you can lead a horse to water, but you cannot get him to drink".  You presented an Ocean of water here--

That's a ton of grants and money (love to see our tax dollars at work!) but I don't see the other big one, the MCC which allows up to $2000 a year on your tax return (either as payment of taxes owed or as a refund) for as long as you keep the mortgage (not that anyone stays anywhere for 30 years anymore but over the life of a 30 year mortgage and the max allowed $2000/year that's $60,000 in benefit!) Blows the heck out of the $8000 tax credit that was a one time deal, huh?
