   It is a week of "Pre Listing"....first time meetings with potential Sellers from a variety of sources...and in some cases we know we are not the first or only agent to be  interviewed for the position of listiing agent. It may be that the Prospective Seller chooses to tell us that we are one of several agents...or the "tell tale" folder that is left in plain sight from another brokerage...it doesn't change what we do....it encourages us always to do our very best.

    If you were asked as a Real estate professional to use your best professional judgment preparing a house for sale...what would that mean to you ?
    Would you have a pre-inspection ? Your own evaluation of the house may yield questions as to conditions and this would certainly be one way to have those questions answered professionally.    You may choose to call in professional contractors to remedy conditions that may well stand in the way of a buyer being able to insure a property or qualify for various kinds of financing.

     There are circumstances when Sellers are the heirs out of state, the house is just barely above water....or a myriad of other reasons that the Sellers are either unable or unwilling to do preparation to put their "best house forward." 
    We had one house that had been the home of a childhood neighbor...now elderly and in an assisted living apartment, she was unable....and really saw no reason to do any updating to her house.  I remember clearly....she and her husband decades before had owned a wallpaper and paint store.  Not tooo many walls missed the "opportunity" to be papered … (23 comments)
