homes for sale in roswell new mexico: When home owner maintenance goes unchecked. - 04/29/14 11:25 PM
When home owner maintenance goes unchecked.
Home owner maintenance is critical when you own a home.
In fact no matter what the structure is like a home a garages or even a back yard storage shed.
There are very few home owners that get a bi annual inspection of there home let alone an annual inspection.
These unsuspecting home owners are just asking for trouble when it comes to selling a home.
Many as I have been told over the years is that they don't want to pay for a annual inspection because all we find are issues that would cost … (26 comments)

Home is finally done. Trust but verify inspection Hobbs New Mexico.
Remember this home where the home owner wanted to get a 100% completion when it was not 100% completed?
Now the home is done. All of the door hardware is in the appliances are done and the New shower doors and enclosures are installed.
This home was to be completed in December of 2013.
Completion date is officially 3-25-2014. Only 64 days behind schedule.
I say only because there could have been a lot more in delays as the contractor seemed to be more interested in "Other projects" than getting this quarter … (22 comments)

homes for sale in roswell new mexico: When is enough enough? Electrical issues that should not be. - 03/21/14 09:49 PM
When is enough enough? Electrical issues that should not be.
It only took 109 years for this home to get to this point.
This home was built in 1905, started out with Knob and Tube wiring and then "Upgraded" to fiber coated lines then finally the standard Romex style was installed.
But major issues remain. It seems that each and every time the home's electrical had been worked on, the electricians never removed from service the older electrical components.
Take a look at the way this homes electrical was a "Nightmare to inspect".
The incoming service was correct. But then it … (26 comments)

Up, Up and away. What not to do. Plumbing blunders.
It's simply amazing some times, well a lot of times when inspecting homes what we inspectors find with the plumbing.
And they are proud of their work.
I see it and you probably have too. The plumbers will write on the unit like the water heaters and furnaces, when it was installed and by what company. This is a good thing. No doubt on who to call back for the changes or repairs when needed.
Many of these HVAC and plumbing companies think we are out to get them when … (24 comments)

homes for sale in roswell new mexico: When plumbers fail the inspection. - 03/10/14 02:22 AM
When plumbers fail the inspection.
In many cases of "The plumbers were here and the new plumbing has been installed". "The homes plumbing was upgraded last year".
That was a good thing since the old plumbing was the old galvanized piping and fittings.
The new plumbing is the PEX style plumbing which is a lot better over time than a lot of other products out there. In my opinion nothing beats copper and sweat joints.
There is one small pet peeve I have with plumbers. This is when they re plumb a home. And this home has a crawl space. They hardly ever install a … (14 comments)

homes for sale in roswell new mexico: No electrical upgrade. There is no way. Seller standing firm. - 03/08/14 08:53 PM
No electrical upgrade. There is no way. Seller standing firm.
I was warned by the Realtor about this home.
"The seller says they are not going to do any electrical upgrades no matter what you find. They feel the home is listed at such a low asking price they shouldn't have to upgrade anything".
This electrical supply to the home is old. And I mean really old. About 60 plus years old.
A 40 amp service to the home. That's all it has. This is a fused throw panel. Not as bad as some I have seen but clearly very outdated.

Where do you start with the issue on this home. Shaking my head.
There are times when I have to stand back and take a deep breath and try to find the words to install in my report.
I can hear the conversation already.
"I want a garage".
But we have a carport honey, that's not the same.
"I know, I will just enclose the carport and that way we will have a garage for us to use everyday".
"I can do this, I built a shed with my dad when I was a kid. This should be a piece of … (79 comments)

More than meets the eye. What we can't see.
Many of my followers with this post knows we at Desert Sun Home Inspections in Carlsbad New Mexico now offer a 90 day warranty along with a Recallchek for the appliances in the home.
What's the catch you say?
The 90 day warranty is just that. A 90 day warranty.
This covers any structural and other issues that may arise after the home inspection is completed.
The Recallchek, is for working appliances in the home. At the time of inspection of the home. This would include but not limited to a Water heater, … (34 comments)

Don't mix water and electricity. Desert Sun inspections. Carlsbad, NM.
Tri plex inspection yesterday in Carlsbad New Mexico.
The home has had a lot of changes to the way the homes air conditioning had been modified. The swamp coolers had been on the roof. they were removed from service in lew of installing window units for air conditioning.
The ducting had been removed and a new rolled roofing had been installed. Good right? Only of done correctly when removing the swamp cooler components.
The electrical plugs for the coolers were left in place. When tested they were still live. The main issue … (32 comments)

homes for sale in roswell new mexico: Roofing 101, come on contractor's. - 02/24/14 10:02 PM
 Roofing 101, come on contractor's.
When preparing home inspection reports for my client's. I use words like poor or unprofessional installation.
When it comes to a roof installation, the roof is critical to be installed correctly.
I have been posting about roofs lately. The roofs have been a sore spot with roofing contractors who think I am picking on them.
The sellers think I am going over board when listing issues in a home inspection report that are not an actual "Leak".
I will not matter to me if there is a "Leak or not when inspecting a homes roof". If the … (16 comments)

Metal roofs are great, or are they? Install the roof the correct way.
At Desert Sun Home inspections I get to see homes with metal roofs installed by general contractors. The home owners think they are getting a really nice lifetime roof with little or no issues to think of in the long run.
But what about when the job has been completed and the contractor is standing at your front door wanting a check or cash for the what you thought was a completed roof?
Just because it looks good, doe's not mean it is a good roof installation.Get … (55 comments)

Deferred maintenance issues.
Desert Sun Home Inspections Carlsbad New Mexico.
There are times when I get to see  home in all it's glory. Then there are times when
I see homes that are in need of  lot of maintenance. This was such a home yesterday.
This manufactured home has a wood exterior and was in real need of exterior maintenance.
I was told by the buyer that the seller was going to re stain the exterior of the home. I told home there was a lot more that needed to get done than just a re staining of the home.
Take a look at … (30 comments)

Three times was still not enough. Home owner fix for dryer connections.
Desert Sun Home Inspections has found some crazy things when inspecting homes. Just look at the last couple of posts I have here in the Active Rain network.
How simple is a washer and dryer connection?
Apparently this was an issue that would not go away for the owners.
Starting on the exterior of the home I fond not One but Two different places for the dryer vents to exit the home.

Vent # 2.
This dryer vent was the second one to be installed.
No longer in use at … (18 comments)

Time for furnace filters, Desert Sun Home Inspections Carlsbad N.M.
With the cooler weather of the winter temperatures being very cold in most of the nation. There is a need to keep in mind the harder the furnace works to keep the home warm and cozy, the more attention needs to be placed on keeping the furnace filters changed on a regular basis.
In many homes I visit to inspect them, I find a large amount of furnace filters that have outlived their usefulness.
Filters are only designed to catch loose particles of debris, lint, dander, hair, skin cells, dander and dust and a … (28 comments)

Are the good days really over for good? Home inspection Hobbs N. M. #2
When there are issues with a home that gets a home inspection there becomes the quandary of what to do next.
The issues become in most cases an issue the selling agent or listing agent needs to deal with sooner or later.
Even though Desert Sun Home Inspections in Carlsbad New Mexico likes to find those "Ah Ha Moments when inspecting".
It creates a possible nightmare for the listing agent.
Like in the first post see it here. http://actvra.in/49jP

Egress and the means of. Home inspection in Dexter New Mexico 88230
When I got the call for this inspection, the buyer wanted to know if I had an issue about driving "All the way to Dexter New Mexico".
Dexter New Mexico sits about ten miles south of Roswell New Mexico. I inspect homes in Roswell New Mexico, so driving to Dexter was not an issue. Only about 70 Miles.
The buyers asked if I charged a travel fee. I told them no and what the inspection fee would be. They were fine with that.
The reason I brought up the … (24 comments)

Access able washer connections. What if there is an issue?
I like to list Issues I find when inspecting a home for a buyer or seller. By like I mean when I find an issue, I want to make sure it makes it into the report for the client to review with their agent.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
We do just that. List the issues for the client to hash out with the seller.
But what of the seller say's what you listed in the report is not right? I hear this from time to time and end … (22 comments)

Crawl space issues abound. Desert Sun Home Inspections Carlsbad N.M.
When inspecting homes for buyers, I often run into a crawl space or attic's with multiple issues. Out of sight out of mind I often say.
In many cases the plumbers and electricians never expect an inspection of their work. This leads to less than a professional job.
Starting off with the entrance to the crawl space we can see the entrance is in dis repair and needs to be replaced.

Getting into this crawl space was a challenge. There was only about 12 inches between the floor joists and … (28 comments)

Electrical upgrade missing upgrade.  Desert Sun Home Inspections.
Here we go again with a home that was supposed to be an "Upgraded electrical home".
But the issues remain.
I was actually hoping for the best when I arrived at this home to inspect it for the buyers.
A hard working younger couple that is ready to buy their first home.
When I inspected the incoming service everything started out correct.

I really didn't care for all the raceways running what seemed like every where, but legal.
When I opened up the main exterior panel there was a major question mark in … (52 comments)

homes for sale in roswell new mexico: Utility room without a view. Keep your pipes protected. - 12/29/13 10:06 PM
Utility room without a view. Keep your pipes protected.
At Desert Sun Home Inspections in Carlsbad New Mexico.
We point out any problems that could be an issue for the buyer or seller depending on who we are inspecting for.
On this recent home inspection for a Buyer. I found the utility room for the washer and dryer in the garage.
This is not uncommon in newer homes. But this home was built over sixty years ago. At that time they were not accustomed to having the washer and dryer inside the home, let alone a dedicated area for those appliances.
