My attny pointed out to me that only a tiny fraction of the mold claims are real.

Many tenants, agents and others cry "Mold", yet have no idea what they are talking about.

Get an expert before getting too excited about it.

And fixing the problem is not that tough either once you eliminate the moisture problem.

People over react to mold. What does the lease say? You can always have a mold expert verify, fix the leak, and move on. Renters are known for coming up with excuses like " mold" to get out of or delay paying the rent.

If the issue was "mechanical," it's probably covered by their home owner insurance.

BTW, you don't need to have carpet to get mold and mold can develop in 48 hrs.  And, even without mold, water can create damage to floor/subfloor. 

So, it seems to me that someone needs to go there and inspect the area to see what's going on.  Try to get an expert.

Also, BTW, most places have mold - prob 99+% places.  But most mold is harmless to our health (even though they may cause damage to the house).  You can really only tell if mold is a problem through a test.  If it smells, there is probably an issue.

Have it inspected and dealt with accordingly; it's against the law in CA to ignore a reported mold concern.The lease dictates who pays for what.

I'm with Bob Crane - get the expert out and well-document the fact that there is no mold - put this baby to rest!  It's an inexpensive way to avoid those claims down the road, should the tenant take you to court with this claim.

Always be proactive and address anything claimed to be mold. There are companies that do that. For one thing you do not want your property damaged and second you do not want the liability arising by refusing to acknowledge or investigating that there might be mold present. A tenant can claim severe health consequences resulting from mold in a home. This is a litigious society.

Here's mine:  toilet leaked for how long to cause mold damage? Not a week or a few days. Tenant is looking to get out of lease. Let them call 'whoever' to conduct mold test at their own cost.

Most mold claims are false. It's typically claimed by tenants looking to break their lease early or to get a break in rent.

There hasn't been enough time for this leak to create a major mold infestation and impact their health. It can typically be cleaned up with a bleach-water solution in minutes.

Fix the leak, clean up the mold if there is any, and move on.

Water has to sit for a while to cause mold.  I had a rental where there was a prolonged hot water leak under the house.  Called my home owners insurance and they did a mold test as part of their procedure.  They found mold and remediated it.  Cost me my $1,000 deductible.  They replaced plumbing, floor, sub-floor, drywall and had professional mold abatement for half the house.  Plus they covered my lost rent for the month it took to fix the issue.

 

My advice: Call your home insurance!
