Home Staging Tips- It Doesn’t Have to Be Perfect!

 

In an HGTV world, all homes on the market would look as if they stepped out of Home & Garden magazine.

 

However, it isn’t and we all know buyers buy homes in various ranges of perfection or near perfection.

 

One of my favorite consultations actually had one home and two clients!

 

Client A had just been transferred and needed to sell his home. That meant working and commuting to his new job until he could get settled, mom trying to pack the house, take care of young children and help with the search for a new home.

There had very little time or money to invest.

That’s a lot of stress for the whole family!

 

Client B was newly divorced, moving to a new area with her two teen-aged children.  She was already having buyer’s remorse before she signed the contract.

The seller listened carefully during the consultation and while not perfect, did everything could to make sure buyers could see the possibilities of the home.

The seller cleared the area so that buyers could see it as a dining area.

Expensive bedding was not in the budget but you can still see the room!


  

And talk about deja vu, Client B’s agent asked me to consult with her because she wasn’t sure where to place her furniture or how she might make updates in the future. She was getting ready to leave town and wanted to make sure before she committed.

 

I pulled up, walked in and things looked very familiar. It turns out, this was Client A’s nicely presented home.

 

Not perfect, but enough so that Client B wanted to call it her next home!

Take a lesson from Client A…

~Make certain that your home is clean...top to bottom, in and out, over and under!

~Pack up and edit as much as you can.

~Let potential buyers see your space.

Staging is such an art and most times it seems as if just rearranging things makes a world of difference!  I keep thinking that I need to take a class on staging, but have yet to find one, perhaps it is because I was hoping to find a free one, haha.

People often get themselves bogged down in the details, and I see them try to overcompensate to the point they are incapable of action. You did a great job with your advice to these people.

I tell my sellers (who don't want to pay for staging): take half of your furniture from each room and store it.

Barbara Todaro not everyone will be able to turn their home into a model home, and it doesn't have to be.  I was so proud of what this seller was able to do.

That's exactly it Lise Howe One of my agents tole me that his sellers did about 60% of what I had on their To Do list but it was enough to get it sold!

Joe Pryor I feel the same way, which is why I tell my sellers there are points that are "must dos" and others that fall in the "it would be nice if you could do this." category.

Such great advice. Home buying and selling is tough enough on people, then making them feel they cannot live in a home as they are selling it can be maddening.
