This is one of my favorite subdivisions in Miramar, Florida:
Let's talk about what's going on in this subdivision today, June 17, 2017....
In this market, the sales in the last six months there were eight sales and the range is from $390,000 - $540,000.00.
In this market, there are six active listings that range from $509,000 - $775,000.
In this market, there are five pending sales that range from $350,000 - $649,000
In the pending sales, I have one listed in the area. I listed the property May 1, 2017. I dropped the price to $440,000.00 in March 18, 2017 and I got an offer May 17, 2017 and I am scheduled to close the property June 20, 2017 which is always great news.
There are one and two story homes with two and three car garages. In some of the subdivisions in Miramar, they have townhomes but Windsor Palms does not have any townhomes. They only have single family homes.
The subdivision is a gated community and you have easy access to everything. In the summer of 2018, another shopping area will be built and some of what's included are restaurants, shopping for the family, pre-school facility, office space, entertainment and medical plaza. Within 10 miles of the subdivision, there is another shopping area that's going to be built early next year as well. We also have two major shopping areas and that's Pembroke Pines Mall-one of the largest malls we have in South Broward and we also have Pembroke Gardens which is definitely a place to take company when they come in town or just want to spend the evening out for dinner and then shop, have ice cream, stop for a cup of coffee or even go read a book. If you just decide to drink a glass of wine or two, you are only five minutes away from home; but hoping you still have a delegated driver.
