How to Generate Real Estate Leads on a Budget

Is it possible to generate real estate needs without spending hundreds and thousands of dollars a month and be stuck in a yearly contract?

Are you willing to work? Are you committed to giving these a try for at least six months? If so, continue reading.

There are many websites that promise you a flow of leads on a regular basis. I know many agents who pay for them and successful but this is not for everyone. If you are a believer of paying for leads, that’s awesome, wishing you continued success.

OK, let’s get started. The first one on my list is blogging.

-ActiveRain- there are many platforms where you can blog but I absolutely LOVE ActiveRain. Not only it gives me the opportunity to blog as much or as little I want but I get to interact with thousands of professionals on a regular basis. They’ve become cherished friends whom I learn from each and every day and that my friends have no price tag, can not be bought. If you’ve recently discovered ActiveRain and have a “Rainer” account, I encourage you to step up and become a “Rainmaker” so your blog posts can be seen by the consumer. I saw a “Just Listed” post from a Rainer which is Members Only, unfortunately, the only ones who can see this well-written post are the ActiveRain members. How will you gain more customers if you’re not in front of them? So, think about it, call me if you have any questions, always here to help.

-Handwritten Notes- So basic, is it not? Ask yourself how you feel when you receive a handwritten note from someone or when was the last time you received one? If you have no buyers or sellers at this time, go back to your past clients even if you haven’t spoken to them in years and send them a card. Do not ask for referrals, remember, you’re trying to build a relationship. People do business with those they know and trust.

-Expired Listings- There are many methods of working the expired listings from cold calling to door knocking to direct mail. My personal choice is direct mail but do what fits your personality and marketplace.

-Direct Mail- This is old and it worked then, it works now. Send postcards to your farm area every three weeks. Mix up your message. Remember, your goal is to be in front of potential sellers and buyers. If you’re on a budget, create your own postcards and either print them yourself or take it to a local print shop.

-Facebook- If you don’t have a business page yet, create one today. Post on a regular basis, don’t make it all business, be sure to post local events, news on interest rates, pictures from your local area, restaurants, new businesses. Give the consumer what they’re looking for. Be sure to use hashtags with your posts.

My friends, we can find hundreds of excuses why we CAN’T, it’s too cold, too hot, market it sluggish, nobody wants to buy now, I have no money to spend on marketing and the list will go on and on. Your thoughts will determine your success. First and foremost, you have to believe in yourself. Believe that you will succeed! Today is the beginning of February, January is gone, we’ll never get it back so do something productive that’s going to generate business. You don’t need to spend thousands of dollars but you do need to be consistent and be willing.

Those are all excellent things to do to generate more business. Because of this post, I've added sending a hand written card to my past clients to my list of to do things. I haven't done this in a while.

Beth: I agree with you on how many ways there are to  connect and re-connect  (without $$$ ---paying for it)  with old relationships and begin new ones with clients and friends, and other Realtors who know and trust you. I used to check out Active Rain years ago and need to get back to all the great information provided (free) by other Agents. Way to go Beth and thanks for sharing...I forgot. One of my favorites is taking photos  (myself) of friends and clients and sending them copies and posting them on Facebook with their permission.

Love seeing ActiveRain first on the list.  Starting to get more comfortable with blogging ~ but even before that, ActiveRain provided an "atmosphere" similar to attending a motivational seminar.

Great information Beth! I'm new to the real estate business (6 months) after over 20 years in the Finance arena. I already have a FB business page and post mostly about restaurants and upcoming events because I only just got my first listing. I did have my first sale though in January! I will look at upgrading to Rainmaker because I truly think Social Media is a great for me and I enjoy it! BTW, I went to high school in Winter Garden and lived in Windermere. Clermont is beautiful!!

Excellent post, of course!  Getting creative works, too.  With low inventory, I've had to reach out to sellers personally with letters addressed directly to them asking if they are interested in selling.
